Official Legal Policy Version 2.0

Unrealium Terms of Service

UNREALIUM TECHNOLOGIES INC. · British Columbia, Canada

These Terms explain how you may use Unrealium, how optional features and payments work, and the responsibilities of people who publish listings or contact one another. Your privacy choices are explained in our Privacy Policy and the notices shown when you use a feature.

1 Who operates Unrealium

Unrealium.com is operated by UNREALIUM TECHNOLOGIES INC., a British Columbia company, registration number BC1536904. In these Terms, “Unrealium,” “we” and “us” mean that company. Our contact details appear at the end of these Terms.

The platform provides rental information, search and tools for tenants, landlords, authorized property representatives and professionals. These Terms govern the platform. A separate agreement governs any professional service you choose to purchase from an identified provider.

2 Accepting these Terms

We present these Terms before account creation and before a purchase where applicable, and ask you to accept them through a clear affirmative action. The version accepted and any purchase-specific terms form your agreement with us. You can review and save a copy. Browsing a public page does not mean that you consent to optional data processing or marketing.

If you do not accept the Terms, do not create an account or purchase a service. Nothing in these Terms limits rights or remedies that applicable law does not allow us to exclude.

3 Accounts and roles

You may use one account in more than one role, including Tenant, Landlord and Professional. Switching roles does not give you access to someone else’s private information or expand the permissions you have received.

Account holders must be at least 19 years old for this British Columbia service, have capacity to enter this agreement, and provide accurate information. Do not create an account for a child or upload a child’s identity documents. This account eligibility rule does not determine anyone’s legal capacity to enter a tenancy or their housing rights.

Keep login credentials secure, use only authorized access and tell us promptly about suspected account misuse. If acting for an organization or property owner, you must have authority for your actions. Each staff member must use their own authorized account rather than shared credentials.

4 Rental information and external sources

The platform may show listings submitted directly by users and records from third-party sources. A third-party source record is information about an external advertisement. Its appearance does not establish that Unrealium, its founder or any particular brokerage represents the property or advertiser.

Where known, we identify the source, original advertiser and original advertisement, and show relevant update information. Original source links we hold are not conditional on buying credits or disclosing your contact details. Missing advertiser information is identified as unknown. A source-check date is not confirmation that a property remains available.

Prices, availability and details can change. Confirm material facts with the responsible advertiser. A search result, match, claim badge or viewing request does not guarantee a listing’s accuracy, ownership, suitability or availability. Report misleading, outdated, unauthorized or infringing material using the reporting feature or our contact details.

5 Publishing and claiming a property

You may start a property claim as a visitor or account holder. Account registration and verification of your authority are required before you obtain management access. You must own the property or have authorization to act for the owner. A claim does not itself create ownership, exclusivity, an agency relationship or a right to use someone else’s photographs.

Before publication, confirm that you have the rights and permissions needed for the content, advertising and contact details you provide. Keep listing information accurate, identify the responsible advertiser, and promptly update or remove unavailable properties. Professionals must provide accurate licence and brokerage details and all required advertising disclosures.

You control whether to publish or unpublish your own listing, subject to legitimate records and dispute requirements. The publication screen shows the information that will be public, including necessary advertiser identification. Phone and email publication require separate choices. If required advertising identification cannot be displayed, the listing cannot be published.

We may request proportionate verification, restrict disputed claims or remove content pending review. Verification labels describe the specific check performed; they are not a guarantee of title, safety, professional competence or continued authority.

6 Search and Dream Rental preferences

You may search using filters and, where available, save a Dream Rental profile containing your preferred budget, area, property features and timing. Saving a private profile does not automatically publish it, expose your identity, enable professional outreach or share your phone number or email.

Optional matching and discoverability are controlled separately. When matching is enabled, scores and explanations compare available information with selected criteria. They may be incomplete or incorrect and are not tenant approval, a credit assessment, a rental valuation or professional advice. Users remain responsible for decisions and must not use the platform to discriminate unlawfully.

You can correct your preferences, pause discovery and decline an offer. Any offer limits or expiry periods are shown when the feature is used. Declining optional data sharing does not create a negative trust or tenant-quality rating, although a feature that needs that information may be unavailable.

7 Messages and viewing requests

Where the platform supports a request, the send screen identifies the intended recipient, relevant property, information to be shared and delivery method. After you confirm, Unrealium routes the request using that supported method. We do not send a property inquiry to an unrelated professional without a separate choice by you.

A viewing request is not a confirmed appointment. Delivery does not guarantee a response. Responses appear in your dashboard when the recipient uses the platform or a supported reply integration. If you choose to share your phone or email, the landlord or authorized representative may instead contact you directly. Outside replies may not appear in the dashboard.

We show whether a request is pending, delivered, failed or awaiting confirmation where that status is supported. If there is no supported recipient route, we do not describe the request as delivered. You may still use an available original-source link. Unsolicited unrelated marketing, harassment and circumvention of another user’s privacy choices are prohibited.

8 Contact details and your choices

Use Privacy and Consent settings to manage optional features. Phone and email disclosure are separate permissions. For a specific disclosure, we show the recipient, the fields and the purpose before you confirm. A saved preference may make a sharing option available, but it does not automatically release contact details to everyone who pays or interacts.

You may keep conversations inside the platform where that route is available. Choosing to share phone or email for one property does not authorize publication of those details or unrelated outreach. Turning off future sharing does not retrieve a copy already lawfully received by another person. Recipients must respect the original purpose and applicable law.

9 Professional services

UNREALIUM TECHNOLOGIES INC. operates the technology platform and is not presented by these Terms as a licensed real estate brokerage. Any regulated real estate service must be supplied through the properly licensed provider and brokerage identified for that service, with the applicable agreements, disclosures and supervision.

Creating an account, browsing a listing, receiving a match or contacting someone does not by itself appoint a representative. Actual conduct and applicable law determine the parties’ responsibilities. The company’s separate ownership and these Terms do not exempt anyone from licensing requirements.

Professional users must act within their licence and authority, keep credentials current, identify their brokerage where required and comply with their own professional obligations. Platform fees are separate from any properly disclosed professional-service fee. The public marketplace does not accept rent or tenancy deposits on behalf of landlords.

10 Charges and U Touch interactions

Free and paid features are identified before use. Before you buy credits, subscribe or authorize a paid interaction, we show the supplier, service, currency, itemized price, taxes, total or authorized maximum, delivery timing, charge trigger, and applicable cancellation and refund terms. No purchase is authorized merely by changing a privacy setting.

Where U Touch or another interaction fee is available, the paying user is shown exactly which event will create the charge. Sending, receiving or opening a message does not create a charge unless that specific charge was clearly disclosed and authorized. A temporary credit reservation is shown separately from a completed charge and is released if the qualifying event does not occur within the disclosed period.

Payment never overrides another user’s consent. It does not guarantee a phone number, email, favourable response, viewing, tenancy or professional engagement. Repeated processing of the same qualifying event must not produce duplicate charges. Any staged charge must disclose the total and credit amounts already charged against it.

11 Credits and refunds

Purchased platform credits can be used for the features identified at purchase. They are not rent, a tenancy deposit, a bank account, an investment or permission to access personal information. They do not earn interest and may not be transferred or traded between users.

Purchased credits do not expire. We distinguish purchased and promotional balances. A promotional credit may have an expiry disclosed before it is granted, where lawful. We do not automatically reload a balance without separate authorization.

We reverse duplicate charges, charges for events that did not occur, and charges for services we did not provide. A properly delivered interaction remains chargeable even if the recipient declines the property, provided that outcome was part of the disclosed charge rule. All statutory cancellation and refund rights remain available.

You may request a refund of unused purchased credits, including when you close your account. We calculate the refund using the amount actually paid for those unused credits, including applicable tax adjustments. Promotional credits are not redeemed for cash. Refunds are made to the original payment method where practicable; contact support if that method is unavailable. We follow any applicable statutory refund deadline and otherwise process an approved refund within 15 days. A disputed charge does not remove your legal rights or complaint options.

12 Subscriptions and changes to paid services

If a subscription is offered, its order terms identify its duration, renewal method, price and cancellation arrangements. Automatic renewal requires clear agreement. We provide required renewal notices and a straightforward cancellation method, and honour applicable cancellation and prorated-refund rights. Creating an account or buying a credit pack does not itself authorize a subscription.

We do not retroactively change a completed purchase, apply a new price to an already authorized charge, or reduce accrued refund rights. Material changes to an ongoing paid contract require the notice, agreement and cancellation rights required by law. If we discontinue a paid feature, we address undelivered services and unused purchased credits under the refund rules above.

13 Content and limited permission to use it

You retain your rights in content you submit. You give us a non-exclusive permission to host, format, display and transmit that content only as needed to provide the features you select, apply your visibility settings and handle legitimate support, security and recordkeeping needs. Service providers working for us may process it for those purposes under appropriate restrictions.

This permission does not authorize unrelated advertising, sale of private profiles, third-party model training or automatic cross-posting elsewhere. Cross-posting requires a separate choice identifying destinations and content. You must have rights to every item you submit; permission from one person does not necessarily cover another person’s photos or personal information. Removal requests and retained copies are addressed in the Privacy Policy.

14 Reviews and feedback

Where reviews are offered, users must describe a genuine relevant interaction and distinguish facts from opinions. We may verify that an interaction occurred; this does not verify every statement in a review. The review screen shows the audience, display identity and publication timing before submission. Private refusal feedback is not automatically a public review.

Do not publish private contact details, identity documents, threats, discriminatory content or knowingly false statements. We may investigate reports, moderate content and allow responses. You may challenge a review or moderation decision through support. These Terms do not require you to waive lawful claims or prohibit honest negative reviews. Account closure does not necessarily remove another person’s lawful review; privacy and correction requests remain available.

15 Acceptable use

Do not impersonate anyone, publish deceptive listings, claim a property without authority, discriminate unlawfully, send unauthorized bulk messages, harvest contact details, resell private information, evade access controls, manipulate reviews or charges, or use the service for fraud or unlawful conduct. Do not require unnecessary sensitive information from a prospective tenant. Automated access requires our permission or another lawful basis and must respect security, privacy and applicable content rights.

16 Service limitations and responsibility

Features may be released gradually and differ by role or location. A roadmap item or demonstration is not a promise that a feature is currently available. We aim to operate the platform with reasonable care, but interruptions, third-party errors and inaccurate user content can occur. We do not guarantee a successful rental or uninterrupted access.

Each party remains responsible for its own actions and obligations. We do not exclude responsibility or remedies that cannot lawfully be excluded, including statutory consumer and privacy rights. External websites and independent service providers have their own terms; linking to them does not transfer their responsibilities to you or excuse our own.

17 Account restrictions and closure

You may stop using the platform and request account closure through settings or support. We may proportionately restrict access to address security, fraud, unlawful use, disputed authority or material breaches. Where lawful and practicable, we explain the reason and provide a way to request review. We may act immediately where needed to protect users or comply with law.

Closing an account stops new optional activity but does not erase legally required records or cancel obligations already validly incurred. Unused purchased credits are handled under section 11, not automatically forfeited. Privacy controls, account deletion and cancellation of a subscription are distinct actions; we explain outstanding subscriptions and balances during closure.

18 Changes and disputes

We identify the version and effective date of published Terms and notify account holders of material changes. We obtain fresh agreement where required. A policy update never silently enables an optional privacy setting or expands an existing consent. If you do not agree to a required material change, we explain your options to stop the affected service and obtain any applicable refund.

British Columbia law and applicable federal Canadian law govern this agreement, subject to mandatory rights that apply to you. Contact us first if you wish to try to resolve a concern, but this is not a condition that limits urgent relief, statutory deadlines or regulatory complaints. Disputes may be brought before a court or tribunal with jurisdiction. These Terms do not impose mandatory arbitration, a class-action waiver or a restriction on lawful reviews.
